Posada AIDS Walk


Posada AIDS Walk is a candlelight walk of remembrance, celebration and hope.
Participants will stroll through historic Pasadena visiting venues such as churches and museums. Each venue will feature entertainment and displays of panels from the AIDS Memorial Quilt project.Walkers return to City Hall and join in a candle lighting and chalk tribute to honor those living with HIV/AIDS and to remember those who have passed.

AIDS Walk is on December 6, 2008 and benefits the AIDS Service Center (ASC) in Pasadena, the second largest AIDS service provider in LA County.

Castle Green Holiday Tour

Among Pasadena’s many claims to fame is the beautiful, and to some, mysterious, Castle Green, built in 1898 as an annex to the resort Hotel Green.


Now privately owned apartments, the building will be open for its annual Holiday Tour on Sunday afternoon, December 7th.


One of Pasadena’s last historic hotels is now the private residence of designers, musicians, artists, collectors, and other dwellers. Those interested in history, creative interior design and cultural heritage will see the original interior of this unique city landmark, normally closed to the public. While trained docents will be available, you may walk at your own pace through the original public rooms and over 20 individual apartments, all differently interpreted for the holidays. See the Grand Salon, the Moorish and Turkish Rooms, the Palm Room, Sunroom and Veranda, the open cage elevator, fireplaces, hand-carved woodwork, and marble staircases, the bridge and penthouse, and artist studios.


A 12-foot Scotch pine and holiday music will welcome visitors entering the Grand Salon. Sweets and cider, coffee, food and wine sampling from local caterers, will also be provided. The semi-annual tours of the Castle Green are organized by volunteer members of the nonprofit support arm, Friends of the Castle Green, whose mission is to provide and implement restoration to the building.


All funds raised through the tours and merchandise sales are dedicated to the preservation of this landmark building.

Covenants, Conditions and Restrictions (CC&Rs)


Convenants Conditions and Restrictions (CC&Rs) are also recorded and are a public document. If your association is missing a recorded official copy, your title company can get it for you.

In a nutshell, the CC&Rs cover how the property is to be used and taken care of. They bind the owners contractually to the project. Even if you didn’t receive a copy of it during escrow.

The CC&Rs contain “Use Restrictions” on a variety of issues such as pets, parking, and even rental. Sometimes they contain restrictions on flooring as well. CC&Rs also include what the association will maintain and repair and what the individual owner is responsible for.

CC&Rs are amendable subject to the voting guidelines stated in the CC&Rs. Usually the voting guidelines are high.

The CC&Rs are usually one of the most important documents because it does limit what the property owners are allowed to do.

Articles of Incorporation


The Articles of Incorporation is a document that establishes the legal “person” for the community association. It is filed with the state and is by definition public and can be requested to the Secretary of State for California. The articles give the name of the association, and clearly states that the association is non-profit mutual benefit corporation formed to manage a common interest development. They are amendable, but this happens very infrequently.

Subdivision maps divide the land into “lots” in a planned development. The condominium plan breaks up the land or airspace into “units.” Both types of documents are recorded with the county recorder and are public record. The HOA governing documents are the articles of incorporation, covenants, conditions, and restrictions (CC&Rs), bylaws, and operating rules. They may also include the subdivision map or condo plan.

One usually imagines that planned developments are track houses, but planned developments can be attached as well. In fact, townhouses can be planned developments. Again, you have to check the deed and the CC&Rs. CC&Rs usually identify the type of common interest development. In planned developments, they identify the buildings as “lots.”

The Home Owner Association (HOA) Residence – Condominium


In a condo, the property is split into two theoretical parts. There is the residential component, or the “units,” which the law refers to as “separate units.” Everything else that is not the unit is referred to as “common area.” The separate interest or units are usually defined by another recorded document, the Condominium Plan or Subdivision Map. The exact specifications of the unit may vary – it may be the airspace inside the walls of the building or it may include the building but not the land under it. Be aware that balconies or patios may or may not be part of the unit.

There is a mistaken belief that condos are always attached housing – this is not true. There are several older cottage-type complexes in Pasadena that are individual detached homes that are condos. You must always check the deed and the CC&Rs. A condo also is determined by the name of the separate real property interest that is conveyed. If the deed conveys a “unit” and an undivided equal interest in the common area, it is a condominium.

The stock cooperative is commonly known as a coop. In a coop, the association is usually incorporated and the association owns the property. Each member owns a share in the association, which is coupled with the right to occupy a given residence.

Coops are not very common in California and I cannot think of a coop in Pasadena. However, they do exist and you should be aware of them and how they operate.

The Home Owner Association (HOA) Residence – Community Apartments


The community apartments or “own-your-own” is the simplest form of common interest development. The property is undivided legally, but the one piece of real estate has multiple residences on it. Each owner receives a deed, but not for their given residence. Instead, the owner receives a deed as a tenant in common on the entire property. In addition, the owner receives an easement or license with that deed, which details which dwelling the owner will occupy.

Although this is not very common in Pasadena, it does exist. I know of specific properties that still exist around Pasadena. These units are more difficult to get a loan on, and many lenders do not like community apartments because they have limited recourses on which to get their money back should the owner have financial difficulties. Do they take action on the entire project since the owner is only a tenant in common? Because of these types of issues and other issues, many of the properties that are community apartments are trying to convert to condos.

I would generally advise against buying a community apartment if you can. It is much easier to buy a condo. Condo laws are also much more defined. However, if you love the project, I just be aware of the issues surrounding a community apartment so you do not get blindsighted.

The Home Owner Association (HOA) Residence – What are the different types?


Over one third of the homes in the state of California are a type of common interest development (CID). In addition, almost all new housing developments in the state are CIDs.

Be careful not to judge a property based upon the appearance. You must look at the paperwork! There are stand alone homes that are actually part of HOAs. You have to look at the covenants on the property (also referred to as CC&Rs) to ascertain what of the four types of property that you might have.

The four types are community apartment, stock cooperative, condominium, and planned unit development / planned development. The real estate interest in each type is entirely different and you need to consider each type before you buy.

Are 1 Bedroom Condos a Good Investment?


In most suburbs, real estate agents usually counsel clients to buy 2 bedrooms. However, Pasadena is not most suburbs. There are plenty of young professionals who don’t mind purchasing one bedroom units.

When we sold the Gardens on Hill in 2007, the one bedroom units were the most popular units. We sold out within the first month and we wished that we had more one bedroom condos to sell because there is definitely a demand for these types of units.

There are young professionals out there who would prefer not to have a roommate and who like Pasadena and all of the benefits of living in Pasadena. After all, who wouldn’t like the cosmopolitan nature of Pasadena, but without the commute and congestion of the west side?

Definition of a Loft vs Condo


One of the most common questions that we get asked is “what is a loft?”

The strictest definition of a loft is a reused residential space that was originally used for some other purpose, such as commercial or warehouse. The Ostrich Lofts in South Pasadena are technically lofts because they were originally an ostrich farm. And it was an adaptive reuse of warehouse space.

The Raymond Lofts in Old Town Pasadena were partially adaptive reuse. They completely gutted the interior of the project leaving just the exterior shell. The developer literally rebuild everything and then added levels that were not there before. Yet I would argue they are lofts.

Pasadena is beginning to have new loft style condos. They aren’t truly lofts because they are not adaptive reuse. Also, there are usually partitions between the bedrooms and the living areas. Usually lofts are big open spaces that have can be used for kitchen, dining room, office, and bedroom. A pseudo loft are the Cinema Lofts in Pasadena since they recently opened. They are newly built from the ground up and have open spaces. But there is a division between the bedroom and living areas, although the kitchen, living and dining areas are completely open.

“Are Studios Good Investments?


Studios are condos that do not have a bedroom. Instead, there is just a general open living space. Most true lofts are a type of studio since there is generally no bedroom.

Studios sell very, very well in downtown and on the Westside where space is a premium. The quandary that real estate agents try to advise their buyers is whether or not a studio is a good investment in Pasadena.

Until recently, studios were very rare in Pasadena. We sold 2 studios when we sold the Gardens on Hill project in 2007. However, they were a very difficult sell since the average buyer who buys in the suburbs of Pasadena go there because they are the suburbs and they want more square footage for their money. Hence, most people are looking for 1 bedroom units.

However, we have seen the tides change and we think that studios are good investments for Pasadena. The Cinema Lofts are studios and they are selling quite well in the current marketplace. We think that the buyers in Pasadena just need to be educated about the benefits of living in a studio. It’s only a matter of time before they start thinking of studios are a good way to get their foot in the door for the condo real estate market.

Pasadena Bike Week May 12-17

Townhouse vs. Condo - What's the Difference?


One of the most common questions that we get asked is “What is the difference between a condo and a townhouse?” And they are usually surprised by our answer.

The general real estate agent answer is that the townhouse units are a subset of condos. A townhouse is a type of condo that is built side by side so that there is no one living above or below the owner. There is debate about whether or not there has to be a private individually attached garage to each unit. I think that there does not have to be individual attached garages in order for there to be a townhouse because many projects are no longer built that way due to the ability to squeeze in additional uses out of common subterranean garage. Also, there are new townhouse complexes with private garages for each unit within a general subterranean parking level. These also do not have direct garage access either.

Technically, however, the legal definition of a townhouse does not exist. It is construct to describe a type of condo. In fact, the Los Angeles Westside Multiple Listing Service (MLS) won’t even allow it as a definition at all. It’s only a condo.

In fact, when we sold the Hudson 141 complex, we described the fantastic upstairs million dollar penthouses units as “townhouse -style.” We added the “style” because the tri-level condo had owners who lived below the penthouses and were not townhouses. However, by calling them townhouse –style, people were able to envision a layout that was more easily defined than simply flat one level condos.

Pasadena Showcase


This is the last weekend for Pasadena Showcase or "Pasadena Showcase House for the Arts." If you haven't see it, you have to see what the top designers in Los Angeles can do for the renovation of an estate home.


This year, the house is a 1922 Spanish Colonial Revival 10,200 sq. ft. marvel. Some of the things that I noticed was that the designers were a influenced quite a bit by the Spanish / Mediterranean motif and it made for a more interesting themes. In the past, quite often they were a bit too over the top with the country club motifs and this year it was refreshing to see the changes.


There were also quite a bit of stenciling this year - the the floor tiles, the walls, and ceilings.


The money goes to a worthwhile cause - The Pasadena Showcase has a music mobile program, a youth concert, and an instrumental competition. Last year they gave $772,500. You can find out more about them at http://www.pasadenashowcase.org/


It's always good to see what directions the top designers are taking. Real Estate is design is very adverturous and ever changing. Even in condos, interior design changes rapidly from year to year and people often end up with a certain "look" they like and build around a theme or store. Developers also look to see what the showcase brings to town and overhear the comments that people make.

What the FHA?

The mortgage market has become very, very tight with regards to lending. Even real estate in fantastic areas such as Pasadena have been affected. As a result, most loans that are conforming (up to $417,000) require a 10% deposit and jumbo loans (over $417,00) are requiring 20% deposit. So it can be difficult even for those with excellent credit scores and a good source of income to get loans now.

Many are turning over to FHA loans now. FHA loans are insured by HUD and if a buyer gets and FHA loan, it is much easier to qualify. Some benefits include:
1. 3% deposit
2. Credit score is not important
3. Fixer uppers - the loan will actually include the costs to fix up properties

So how does one get an FHA loan for condos? Well, it depends upon whether the project is new or resale property. New condos need to be approved to get FHA. Resale condos should hopefully already be approved for FHA. What if a condo does not have FHA approval? We'll discuss that shortly.

Welcome to the Pasadena Condos blog. We will be discussing condos in Pasadena and the surrounding San Gabriel Valley. Our focus is primarily on new condo developments, but we will also be discussing the condo market in general, including resale condos.


We are real estate agents that have been selling properties for a combined 20 years. We do sell all kinds of real estate and our geographic stretch is San Gabriel Valley and parts of Los Angeles, including West Hollywood and the surrounding neighborhoods.
